What happens after closing?

Life as a homeowner can be very rewarding and a little overwhelming at times. We’ve put together some information that will help you manage your new mortgage, save time, and ensure the best experience possible.

We also offer a variety of options to help with making your payments quick, easy, and accessible. From setting up auto payments from your checking account, to being able to transfer funds via online or mobile banking, we have an option that we’re sure will work for you.

Online Banking
You have the ability to view and manage your mortgage account online in Partners Online Banking. To access your mortgage account, please log into your Online Banking account, then select your mortgage or home equity account. A new window will open to our Loan Program. The Loan Program is a terrific source for information and self-help options. Here are just a few of the options or services available to you:

  • Manage Your Account – view payment history, see your loan balance and more
  • Make Payments – submit one-time principal only or other payments for free. Simply click the three dots on the right and select "Pay Due Amount."
  • User Profile – update your phone number, email address, and sign-up for automatic notifications!
  • See Your Documents – view and print monthly statements, escrow statements, year-end documents, and more
  • View FAQ’s and Web Chat with a Loan Services Team Member
If you have an existing Partners mortgage account with an automatic payment and you refinanced the account, it is important to cancel the automatic payment on the now closed mortgage, and create a new automatic payment on the new mortgage. Log into Online Banking to start the automatic payment authorization.

Escrow Account
Your escrow account and monthly payment will be set up based on the current property tax information and your current homeowners Insurance policy premium. The annual payment due for your insurance and taxes is spread out over 12 monthly payments. Once a year, an escrow analysis will be performed to project the cost to pay taxes and insurance for the upcoming year. If the cost for your property taxes and/or homeowner insurance increase or decrease, your escrow payment amount will be adjusted. An Escrow Analysis Statement will be sent providing detailed results and effective date of any changes.

Homeowner's Insurance

A requirement for your mortgage loan is to have homeowner’s insurance for the property. Acceptable proof of insurance is a Policy Declaration page that shows your current policy year, coverage limits and remittance instructions. The policy requires Partners Federal Credit Union to be listed as a Loss Payee with remittance instructions shown below.

Property Taxes
Our Property Tax Department will remit payment to your county for property taxes based on the county tax payment schedule. Please check with your county tax assessor’s office or website for information including possible discounts or exemptions that could reduce the property tax amount.

CA Properties – Our Property Tax Department does not monitor, collect or pay Supplemental Tax bills. The billings will be sent directly to you by the County Tax Assessor and you will be responsible for payment.

Online Payments
Paying your Partners Home Mortgage is easy with Partners Online Banking. Open the Loan Options menu by clicking the three red dots on the right and select the “Pay Due Amount”. This will take you to a new screen where you can enter where to draw the payment from and the effective date. It’s that easy!
 
Automatic Payments
The most convenient and reliable way to make your Partners Home Mortgage payment is setting up automatic payments. Your payment will be automatically debited from your checking or savings account each month.

To take advantage of this free service, simply download and fill out this ACH form. For faster processing, email the completed form to partnersfcu@loanadministration.com.

Budget Drafting Automatic Payments
Budget Drafting is a convenient program that can help you reduce interest paid, build equity faster, and pay off your loan early. Here’s how it works:
  • Half of your monthly loan payment plus any additional principal payment you authorize will come out of your bank account every other Friday.
  • A full monthly payment will post to your loan account on the next business day after we receive the second half of your loan payment.
  • Twice a year, three half-payments are drafted from your account in a month. The third half-payment will post to your account as a principal payment.
To take advantage of this service, simply complete this Automatic Payment Authorization Form and return it along with a check for one month’s payment (needed to prepay your loan account). Directions for returning the form and payment is found on the form.
 
Pay By Check
After you close on your new Partners Home Mortgage, you will receive a monthly statement which will include a tear-off coupon and return envelope. This statement will also include your new loan number and transaction history for the previous month as well as your escrow and loan balances.
